Bunker Hill Stelata Apartment – Lagatt Mcall

Building M is the first of 15 buildings to be constructed as part of the Bunker Hill Housing Redevelopment. This all-affordable building contains 102 replacement units for families that were relocated for Phase 1 of the redevelopment. Building M ranges from 4-6 stories and includes 1, 2, 3, and 4-bedroom units.  

The project was constructed using MassTimber/Cross-Laminated Timber (CLT) and an innovative system of pre-fabricated interior and exterior wall systems, which was designed as a cost-effective approach to produce high-quality, highly-sustainable units with an accelerated speed to delivery. Using this method, Building M has a 16 month construction schedule vs. typical 20+ months for conventional stick-built construction (6 Units/Month Build Rate).The use of pre-fabricated wall panels also reduces the on-site labor force and disruption to ongoing operations and neighbors at the site.

This system is designed not just for efficiency in construction, but for efficiency in operations. Building M has received Passive House design certification and LEED Gold certification, achieved Energy Star and Zero Energy Homes certification, and achieved Net Zero carbon emissions. Electric Variable Refrigerant Flow (VRF) HVAC systems and gas fired domestic hot water combined with efficiency gained from Passive House design will result in 40-60% energy savings compared to design code, and the use of CLT in results in an over 40% reduction in embodied carbon in the structure.
